If you’re a real estate investor and if you’re wondering whether or not to take the broker’s exam come March 2010 next year, let me tell you something… YOU SHOULD. Here are your excuses, and why your excuses just don’t count.
1. “There will be another exam anyway.” – Get this. The March 2010 Broker’s Exam will be the LAST. Okay, so it may not be the last broker’s exam for centuries to come. BUT, it will be the last exam where you won’t need to take a 4-year bachelor course on real estate. That’s right, after the March 2010 Exam, real estate will become a four-year course. Let me ask you, do you really want go to school for four years before you can be a licensed broker? Do you really want to go back to college?
2. “I don’t need to be a broker to succeed in real estate” – That’s right. You don’t need to be a broker to succeed in real estate. (If you’re fist pumping the air right now, hold that thought/action for a second). You don’t need to be a broker to succeed… but it will be much easier for success to come if you did. Let me give you a LAW to concretize this thought.
Last August 8, 2010, the RESA Law was made effective and put into law. This law was made to professionalize the practice of real estate. This means that there will be a Board under the PRC who will take action against “colorum” or illegal “real estate brokers”.
So what does this mean for you? Even if you’re a real estate investor, meaning you buy deals then sell them, it cannot be avoided that at times, there will be deals that are not good enough to buy. In some cases, it is better to act as a broker to make the deal more profitable for you. Also, it may sound good enough to affiliate with brokers for now, but do you really want to do that for the rest of your life?
3. “The seminars are too expensive! I don’t have any money.” – If you really want it, you can make it happen. I have a friend who was informed of the broker’s exam just three days ago. The required CRESR seminars will start tomorrow. She is a volunteer nurse with no salary and she has a family to take care of. In short, she didn’t have the budget for the seminars. But you know what she did? She found a way to come up with the money, and tomorrow, she’ll be attending the CRESR seminars.
Now that’s what I call determination. Remember what Henry Ford said? “Whether you think you can or you can't--You're right.” Think about it. Are the CRESR seminars really too expensive? Or are you just not determined enough to make it happen?
For me, these points are enough to get me scrambling to those required CRESR seminars. After the seminars, I will take the broker’s exam. The thing is, if I’m really serious about being a real estate investor, I WILL NEED TO BE A BROKER. Becoming a broker will leave me free to do whatever I want in the real estate arena. There are no laws to worry about, no need to affiliate, and my clients can be confident that the business I’m doing with them is legal.
Ask yourself, are you really serious about being a real estate investor? Then, what’s stopping you?
